Buyer's Representation

Consultation & Buyer Strategy Session
Begin with a consultation with Adler Holland Group to discuss your goals, timeline, location preferences, budget, lifestyle needs, and overall buying strategy.

Mortgage Pre-Approval
A mortgage pre-approval is required before beginning home tours. This establishes your purchasing power, strengthens future offers, and ensures we are searching within the appropriate price range.

Buyer Agreement & Engagement Retainer
Buyer Agency Agreement and "Buyer Engagement" Retainer are completed prior to active home touring. This step reflects the time, strategy, resources, and representation invested throughout the buying process and ensures clients are in an active decision-making phase. If the Buyer does not complete a purchase, the retainer shall be retained by the Firm as compensation for services rendered prior and no additional fees shall be owed.

Home Search & Market Research
We curate properties based on your criteria, market data, location goals, and long-term objectives while providing guidance on value, neighborhoods, resale potential, and market conditions.

Private Showings & Property Evaluation
Tour homes strategically while evaluating condition, location, pricing, amenities, and overall fit to help you purchase intentionally—not endlessly tour homes.

Offer Strategy & Negotiation
Once the right home is identified, Adler Holland Group develops a competitive offer strategy and negotiates terms, pricing, concessions, and protections on your behalf.

Due Diligence Period 
We guide you through inspections, negotiations, lender coordination, deadlines, appraisals, and contingency periods.

Closing & Ownership Transition
Complete final walkthroughs, closing preparations, settlement and move confidently into your new home.**

Commission offered by seller is due to buyer agent. Firm does not offer $/% of seller offered buyer agent commission toward buyer closing costs or agent rebates. 

Seller's Representation

Consultation & Property Evaluation
Begin with an in-home consultation with Adler Holland Group. We discuss your goals, timeline, motivation, property condition, upgrades, and overall strategy while evaluating the home and market position.

Listing Agreement & Seller Engagement Retainer
Listing Agreement and "Seller Engagement" Retainer are completed prior to launching the listing process. It helps cover the upfront investment in listing preparation and pre-market marketing. Retainers are credited at closing. If the listing agreement is terminated or expires without a successful sale, the retainer is retained by the firm and no additional fees will be owed.

Pricing Strategy
We conduct a comparative market analysis and pricing strategy to position your home competitively while maximizing value.

Home Preparation
Prepare the home for market through cleaning, decluttering, maintenance, repairs, and staging recommendations to create the strongest first impression.

Marketing & Launch Preparation
Professional marketing assets are created, which may include photography, videography, property marketing materials, digital advertising, and listing preparation.

Listing Goes Live
Your home is launched across the MLS and marketing channels to maximize exposure and attract qualified buyers.

Showings & Buyer Feedback
We coordinate showings, monitor activity, review feedback, and adjust strategy as needed based on market response.

Offer Review & Negotiation
Offers are analyzed beyond price alone, including terms, contingencies, timelines, and buyer strength to negotiate the most favorable outcome.

Under Contract Management
Adler Holland Group manages the transaction process through inspections, due diligence, negotiations, appraisals, and communication with all parties.

Closing & Transition
We guide you through final steps, closing preparation, and a successful transfer to the next chapter.
